Why documents decide speed

Lenders cannot assess what they cannot see. Every missing item creates a pause: a request, a wait, a follow-up, a second review. On a quick loan, those pauses can add up to days. A complete file lets the lender review everything at once and make a decision while your deadline still matters.

For every quick business loan

  • Photo ID for each director, guarantor or owner. A driver licence or passport is usual.
  • Business details. ABN, entity name, trading name and business address.
  • Business bank statements. Usually the last three to twelve months, depending on the lender. PDFs downloaded from internet banking, or a secure bank connection, work best.
  • Loan purpose. One or two sentences on what the money is for, with an invoice, contract or quote if you have one.
  • Repayment plan. How the loan will be repaid and when.
  • Existing debts. A list of business loans, equipment finance, merchant advances and payment plans.

Add these for property-backed loans

  • Council rates notice for each property offered as security.
  • Current mortgage statement showing the balance and account conduct.
  • Exit evidence, such as a sale contract, agent appraisal, refinance approval or a debtor invoice.
  • Ownership documents if the property is held by a company or trust.

Add these for companies and trusts

  • Company extract showing directors and shareholders.
  • Trust deed and any variations, if a trust is borrowing or providing security.
  • Guarantor details for the people behind the entity.

If you have tax debt

  • Latest ATO statement or portal summary showing the debt.
  • Payment arrangement details if one is in place.
  • Lodgement status, including any overdue BAS or returns and a plan to catch up.

Every lender sets its own requirements and may ask for more. This list covers what is most commonly requested.

Five tips that save days

  1. Download statements as full PDFs rather than screenshots.
  2. Name files clearly, for example "Bank statements Jan to Jun".
  3. Send everything in one go rather than drip-feeding.
  4. Tell the lender about any problems before they find them.
  5. Make sure every person who needs to sign is available this week.

Not rate shopping. Problem solving.

If you have weeks to compare every option, a slower bank process may suit you better. If timing matters and the scenario is commercial, Quik Loans is built to help you move quickly and understand what may be possible.

Documents Checklist FAQs

How many months of bank statements do I need?+

Many fast lenders ask for three to six months, while some ask for twelve. Having six months ready covers most first assessments.

Do I need financial statements or tax returns?+

Not always. Many quick lenders assess from bank statements and security instead. Low doc options exist if your financials are behind.

Is it safe to share bank statements online?+

Use the secure upload or bank connection tool the lender provides, and avoid sending sensitive documents through unsecured channels.
